Gray Puksand’s design for LDK Healthcare and Cromwell Property of Canberra’s Greenway Views Seniors’ Living Village sets a new standard for senior community living. This adaptive re-use project brings to life five buildings previously occupied by the Federal Government Department of Social Services.

The essence of this project was to provide a senior living environment that connected place, community, and care. A place that offered residents a better quality of life centred around wellbeing and homeliness.

“The overarching idea was to build a home that you would want to live in
or have your parents live in”

–  says Maria Correia, Partner at Gray Puksand.

With the primary aim of the facility being an improved quality of life for its residents, it was paramount to design a space that would be suitable for seniors across the complete spectrum of care. ‘Our design aims to balance the residents’ aspirations with their functional needs,’ Maria Correia explains.

Both the colour and textural choices of the interior finishes were very important to ensure they minimised dementia agitation, facilitate spatial recognition and support with wayfinding. Flooring played a crucial part in ensuring the space is comforting and safe for residents but also practical and easy to maintain for the staff.

Interface provided a complete flooring solution for this project. Gray Puksand chose a mixture of carpet tiles and Luxury Vinyl Tile (LVT) for a variety of high traffic areas. The timeless World Woven Collection was chosen in a standard colourway and installed in a large 1m x 1m format as this results in fewer seams and greater surface area to capture spills, ideal for senior living environments.

The ease of cleaning and forgiving nature of LVT was an important inclusion for the project.  Selected right at the start, the Level Set Woodgrain collection was installed across large areas, providing a high-end feel and exceptional acoustic qualities whilst maintaining the natural wooden floorboard aesthetic. This was complemented by cooler hues of Cool Marble from the Level Set Stones Collection.

Greenway Views puts an end to the disconnect between retirement living and aged care, delivering the best of both worlds – community and care – in one, encompassed by the principles of ageing in place.

Through Interface’s Carbon Neutral Floors program LDK Seniors’ Living – Greenway Views purchased 16,905 sqm of carbon neutral flooring. Resulting in the retirement of 275 tonnes of carbon dioxide, which is the equivalent of the emissions from a car travelling 1,098,243 kms. This covers all cradle-to-cradle emissions associated with manufacturing, use and maintenance of the floor.
